Buying a home can be a time consuming and complex process, not to mention one of the biggest purchases you’ll make in your lifetime.  An experienced, knowledgeable agent will provide you with the advice and assistance you need to find and get the best possible deal on the home of your dreams. 

When you choose an agent, you have someone working for you to find listings that match the location, features and price you are looking for.  A dedicated agent will take time to understand what you want, and what you can afford, by talking with you and reviewing current properties available through the Multiple Listing Service.  This allows the agent to screen and present you with only those listings and properties that match your specifications, saving you time and money.  And once you’ve found the home you want, your agent can provide advice on financing options, or recommend experts – lawyers, inspectors, insurers – which will help you complete the purchase smoothly, and for the price you want.

What is an agent?
An agent is a licensed real estate professional with the experience and knowledge to help you purchase your home.  In Nova Scotia, agents are members of the (Nova Scotia) and the Canadian Real Estate Association (CREA), all bound to a code of ethics that ensures you a high level of integrity and honesty. 

How do I select an agent?
Like any major decision you make, it pays to do your homework before making your selection.  Start by asking friends, family or business colleagues who they would recommend, or make a list of names based on ‘for sale’ signs in your community, or advertisements in your paper.  Once you’ve identified two or three candidates, interview them to find out how they can help you to find and purchase your home.

How will I know which agent to choose?
Look for an agent who:

  • Makes you feel comfortable
  • Is enthusiastic and knowledgeable about their work
  • Focuses on your best interests
  • Has a strong track record of results in home sales in your neighbourhood
  • Knows the current real estate market
  • Looks and acts professional. 

The best way to decide is to ask for a resume, references, and interview them to find out more about their experience and capabilities.

What are some good questions to ask when choosing an agent?
Here is a list of questions you should ask potential candidates before you select an agent:

  • How long have you/your firm been in business?
  • What kind of training have you had?
  • What services will you provide to help me purchase my house?
  • How many homes have you helped to purchase in the last six months?
  • How were you able to meet the budget of the buyers you previously represented? 
  • What price range of purchases do you generally handle?
  • Will you compare the asking price of a home to those sold recently in the neighbourhood and to those currently on sale to help me negotiate the best price?
  • Will you provide me with a list of all associated closing costs?
  • What will your services cost me?

How the agent answers your questions will go a long way to confirming that they are the right person to help you purchase your home.  Be sure to check their references, and talk to people who have recently sold or purchased property through them; if clients had a positive experience, they will be happy to share it. And remember when it comes to experience, a relatively new agent will be able to draw on the resources and knowledge of their company to serve you, so consider that in making your decision.
